Premier Land & Auction Group is honored to represent the Robbins Family in the sale of their well cared for Century farm, established in 1882. The farm is located on one of the most elevated ridge tops in all of Grundy County, MO and provides beautiful views of the surrounding countryside. We will offer a total of 310+/- acres in 5 tracts, each sold individually (not combined). The farm offers great access, located West of Spickard, MO on HWY C. Much of the farm is currently used for pasture, CRP, and hunting but several tracts offer an easy conversion to row crop, should the new owner choose. Tract #3 already has water and electricity in place, so if you’re looking for a home site or hunting camp opportunity, this tract is a great option. Tracts 1 and 3 are enrolled in CRP through 2031, however the seller is offering to buy-out the CRP contract(s) should a new owner choose this option. Tract #4 offers super clean pasture with ponds, tight fence, and a tire waterer. Tract #5 is a mature timber tract with outstanding hunting. Utilities All Tracts:
Grundy County PWSD #1, 660-359-4220, is the water provider. There is a water line on NW 60th Avenue. Buyers of Tracts 1 and 2 to verify with the water company if water meters can be installed. There is a meter on Tract 3. Per the water company tracts 4 and 5 would NOT be able to hook to the water line.
Grundy County Electric 660-359-3941 is the electric provider. There is electricity on State Highway C and NW 60th Avenue.
Buyers/Bidders verify all utility information.
Bid Increments All Tracts:
Starting at $0 bid increment is $500 per acre
Starting at $1,000 bid increment is $250 per acre
Starting at $2,000 bid increment is $100 per acre
Starting at $3,000 bid increment is $75 per acre
Starting at $4,000 bid increment is $50 per acre
Starting at $5,000 bid increment is $25 per acre
TERMS & CONDITIONS:
All tracts are open for the 2025 farm season, meaning a new owner can farm it themselves or lease to a farmer of their choosing. Full possession at time of closing, November 6, 2024.
Tracts 1 and 3 are enrolled in a Conservation Reserve Program through 2031. The winning bidder(s) of these tracts will have two options: assume the existing contract(s) or the seller is offering to buy out the remainder of the contract(s). The winning bidder(s) will be required to declare their preference, when purchase agreements are signed on September 27th (the auction end date).
There are no hunting leases on any of the tracts.
If one person purchases all five tracts, no survey will be required or provided, the property will be sold based on the current legal description(s). If tracts sell to different individuals, the seller will pay for any surveys necessary to provide updated legal descriptions and clear title. Advertised acreages for each tract are estimated to the best of our ability. All buyers and sellers acknowledge if surveys are required the final acreage amounts for each tract may adjust up or down. If this happens after bidding has been concluded a price adjustment will be made in accordance with the final acreage. Seller and Buyer will execute a price amendment to reflect the new acreage and all parties will sign. (Winning Bid Amount Per Acre X Final Surveyed Acreage= New Price Amount).
The seller reserves the right to remove any personal property prior to closing. Any personal property items remaining on the property at the time of closing will become the property of the winning bidder.
All the gates are to remain with the property.
The waterer on tract 4 is to remain with the property.
The fence and gates on the perimeter of tract 4 will be owned by the buyer of tract 4.
The corral around the shed and the feeder on tract 4 both belong to the lessee and will NOT stay.
This is an online only auction. Tracts will be offered individually, and auctioned in order as they are numbered beginning with tract 1, then tract 2. We will NOT offer an option to combine all tracts at the conclusion of the bidding.

Each Tract will end with a soft close, meaning that a bid in the final minute will extend bidding by approximately 5 minutes. The time will continue to extend as long as there is active bidding.
Tract 1 will begin ending at approximately 10:00 am.
Tract 2 will begin ending at approximately 10:30 am.
Tract 3 will begin ending at approximately 11:00 am.
Tract 4 will begin ending at approximately 11:30 am.
Tract 5 will begin ending at approximately 12:00 am.
Bidders will be required to register and sign terms/conditions before bidding on the auction.
Bidders are required to register 24-hours prior to the bid closing date.
The successful high bidder, upon completion of the Real Estate Auction, must complete and sign a purchase agreement, and any seller disclosures provided by the seller, and render (within 10 days) 10% of the purchase price (earnest money) as a non-refundable deposit in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing.
Premier Land & Auction Group, Real Broker, LLC must receive a signed copy of the contract (hand delivered, faxed, scanned and emailed, or electronically signed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
The sellers shall have the right to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays to the closing for such a reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sales are non-contingent; failure to close will result in forfeiture of the earnest money.
Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids.
The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding.
Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer. Seller shall provide an Owner’s Policy of Title Insurance in the amount of the purchase price and shall execute a proper deed conveying the real estate to the buyer.
New Owners will be granted possession of the property at time of closing subject to existing leases as prescribed by Missouri Law.
Premier Land & Auction Group, Real Broker, LLC are exclusive agents of the seller.
Sale shall include all mineral rights owned by the seller if any.
