Premier Land & Auction Group is honored to represent the Reeter family in auctioning their family farm located just 5.5 miles Northwest of Jamesport, MO in Daviess County. The location of this farm is excellent and the entire farm has highway frontage making for easy access. The farm is 308+/- acres total but will be offered in 5 tracts. The tracts consist of row crop, hunting, a rural home with outbuildings, and multiple build sites. The farm lays extremely well and the majority of the farm consists of 2-5% slopes. The soil on the farm is also above the county average and has an overall NCCPI of 69.7 and consists of mainly class 2 and 3 soil. The entire farm is currently under a crop share agreement (2/3 to tenant & 1/3 to owner) through December 31, 2028. A copy of the lease can be provided upon request and the current farmer is also willing to discuss the lease with potential bidders. There are 11.1+/- acres enrolled in CRP and seeding will need to be completed before May 31, 2025 per the FSA office. Bidders should be ready to be bid online November 29th-December 6th 2024. Bid Increments All Tracts:
Starting at $0 bid increment is $500 per acre
Starting at $1,000 bid increment is $250 per acre
Starting at $2,000 bid increment is $100 per acre
Starting at $3,000 bid increment is $75 per acre
Starting at $4,000 bid increment is $50 per acre

TERMS & CONDITIONS:
All tracts have a row crop lease in place through December 31, 2028. The lease is setup on a crop share (2/3 to tenant 1/3 to owner). New owners to honor existing row crop lease. A copy of the row crop lease as well as the farmers phone number are available upon request. Contact Toby or Dennis.
There are 11.1+/- acres enrolled in CRP. This contract is from 10-1-2024 to 9-30-2034. The CRP is on tracts 2 & 4. The buyers of these tracts will be responsible for honoring the CRP contracts or working with the FSA office to buy them out. Should new owners wish to keep the CRP contracts in place they will need to have seeding completed before May 31, 2025, per the FSA office. Buyers will receive all future CRP payments.
There are no hunting leases on any of the tracts.
All FSA tillable acres for each individual tract(s) has been estimated and is not guaranteed. Bidders should refer to FSA maps and do their own research.
If tracts sell to different individuals, the seller will pay for any surveys necessary to provide updated legal descriptions and clear title. Advertised acreages for each tract are estimated to the best of our ability. All buyers and sellers acknowledge if surveys are required the final acreage amounts for each tract may adjust up or down. If this happens after bidding has been concluded a price adjustment will be made in accordance with the final acreage. Seller and Buyer will execute a price amendment to reflect the new acreage and all parties will sign. (Winning Bid Amount Per Acre X Final Surveyed Acreage= New Price Amount). If no surveys are required then the tracts/farm will sell based on its current legal description.
The seller reserves the right to remove any personal property prior to closing. Any personal property items remaining on the property at the time of closing will become the property of the winning bidder.
This is an online only auction. Tracts will be offered individually, and auctioned in order as they are numbered beginning with tract 1, then tract 2. We will NOT offer an option to combine all tracts at the conclusion of the bidding.
Online bidding opens November 29, 2024.
Online bidding ends December 6, 2024.
Closing at the Title Company, January 22, 2025.
Auction will end with a soft close, meaning that a bid in the final minute will extend bidding by approximately 5 minutes. The time will continue to extend as long as there is active bidding.
Tracts 1-5 will all begin ending at approximately 10:00 am.
Bidders will be required to register and sign terms/conditions before bidding on the auction.
Bidders are required to register 24-hours prior to the bid closing date.
The successful high bidder, upon completion of the Real Estate Auction, must complete and sign a purchase agreement, and any seller disclosures provided by the seller, and render (within 10 days) 10% of the purchase price (earnest money) as a non-refundable deposit in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing.
Premier Land & Auction Group, Real Broker, LLC must receive a signed copy of the contract (hand delivered, faxed, scanned and emailed, or electronically signed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
The sellers shall have the right to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays to the closing for such a reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sales are non-contingent; failure to close will result in forfeiture of the earnest money.
Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids.
The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding.
Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer. Seller shall provide an Owner’s Policy of Title Insurance in the amount of the purchase price and shall execute a proper deed conveying the real estate to the buyer.
New Owners will be granted possession of the property at time of closing subject to existing leases as prescribed by Missouri Law.

Sale shall include all mineral rights owned by the seller if any.
