It is my pleasure to represent the Baumli-O'Riley family in selling their long-time family farm. This farm has been in the same family for nearly 70 years and has enjoyed the same farmer since around 2013. There is electricity available on 240th Street on the south side of Tract 1.
There is electricity on Dragonfly Road to the south of Tracts 2 & 3, but they couldn't confirm there is electricity on the roads these tracts border.

TERMS & CONDITIONS:
All tracts are open for the 2024 farm season, meaning a new owner can farm it him or herself or lease to a farmer of their choosing.
There are no hunting leases on any of the tracts.
Buckeye Pipe Line Lease:
The Buckeye Pipe Line runs diagonal across Tracts 1 and 2 and includes grass areas that are restricted from farming. Buckeye leases these 5.7 acres at a rate of $260 per acre annually ($200 rent plus $60 for the owner to maintain). The current lease is a 10 year lease expiring in 2028. The new owner or owners of Tracs 1 & 2 will need to contact the pipeline company after closing to update the owner’s information. The sellers will provide contact information. If tracts 1 and 2 sell to different buyers, the seller will provide and pay for a legal survey, prior to closing, to divide these tracts. In the event a survey is required, buyer and seller agree the survey will govern the final acres and the final purchase price for each tract. The advertised acres of 264 for tract 1 and 124 for tract 2 may adjust up or down slightly based on the survey results. The final purchase price will be equal to: bid amount per acre, times the number of acres surveyed.
If the same bidder wins both tracts, a survey will not be required or provided.
The seller reserves the right to remove any personal property prior to closing. Any personal property items remaining on the property at the time of closing will become the property of the winning bidder.
This is an online only auction. Tracts will be offered individually, and auctioned in order as they are numbered beginning with tract 1, then tract 2, then 3. We will NOT offer an option to combine all tracts at the conclusion of the bidding.
Online bidding opens March 1, 2024.
Online bidding ends March 8, 2024.
Each Tract will end with a soft close, meaning that a bid in the final minute will extend bidding by approximately 5 minutes. The time will continue to extend as long as long as there is active bidding.
Tract 1 will begin ending at approximately 10:00 am.
Tract 2 will begin ending at approximately 10:30 am.
Tract 3 will begin ending at approximately 11:00 am.
Bidders will be required to register and sign terms/conditions before bidding on the auction.
Bidders are required to register 24-hours prior to the bid closing date.
The successful high bidder, upon completion of the Real Estate Auction, must complete and sign a purchase agreement, and any seller disclosures provided by the seller, and render (within 10 days) 10% of the purchase price (earnest money) as a non-refundable deposit in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing.
Premier Land & Auction Group, Real Broker, LLC must receive a signed copy of the contract (hand delivered, faxed, scanned and emailed, or electronically signed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
The sellers shall have the right to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays to the closing for such a reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sales are non-contingent; failure to close will result in forfeiture of the earnest money.
Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids.
The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding.
Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer. Seller shall provide an Owner’s Policy of Title Insurance in the amount of the purchase price and shall execute a proper deed conveying the real estate to the buyer.
New Owners will be granted possession of the property at time of closing subject to existing leases as prescribed by Missouri Law. Premier Land & Auction Group, Real Broker, LLC are exclusive agents of the seller.
Sale shall include all mineral rights owned by the seller if any.
