Premier Land & Auction Group is honored to represent the Greiner Family in the sale of their family farm located in Holt County, MO, just South of Oregon. When I shot the drone pictures of the property my first thought was, this farm has benefited from uninterrupted long-term ownership and stewardship. Multiple generations of the Greiner Family have owned the farm since well before WWII. Additionally it's been leased, maintained, improved, and farmed by the same local family of farmers for 39-years. We’ll be offering a total of 214+/- acres in 4 tracts, each sold individually (not combined). Tract 1 is 47+/- acres and is a combination of improved farmland, hunting, with grain storage. Tract 2 & 3 are 36+/- and 54+/- acres, both offer excellent upland farmland, and both are nearly 100 percent tillable. Tract 4 borders the 2,300-acre Riverbreaks Conservation Area and Shooting Range. This tract is 77+/- acres of terraced farmland and timber. This area is known for Boone and Crocket size deer and a good turkey population. Evergy could not confirm where the electricity is located for tracts 3 and 4. All they could tell us is that they service that area and it's available in that area.

Bid Increments All Tracts:
Starting at $0 bid increment is $500 per acre
Starting at $2,000 bid increment is $250 per acre
Starting at $3,000 bid increment is $100 per acre
Starting at $4,000 bid increment is $75 per acre
Starting at $5,000 bid increment is $50 per acre
Starting at $6,000 bid increment is $25 per acre
Starting at $7,000 bid increment is $15 per acre
TERMS & CONDITIONS:
All tracts are open for the 2025 farm season, meaning a new owner can farm it themselves or lease it to a farmer of their choosing. Full possession at time of closing, December 17, 2024, subject to tenant rights to harvest and remove any stored grain.
Current farmer to retain 100% of the growing crops. The current farmer will utilize the bins on Tract 1 to store his 2024 harvest. The winning bidder of Tract 1 will allow the current farmer to utilize the bins and have access to remove his grain until July 1, 2025.
There are no hunting leases on any of the tracts.
Tract number 2 has a small family cemetery surrounded by a concrete wall, located on Holt 315. The sellers receive $20 annually from the County to maintain it (they keep the weeds under control). It’s the sellers understanding the funds come from a trust that was setup years ago by previous owners. A new owner will assume responsibility for the cemetery. The County Commissioner might be able to provide more details?
There is a timber area with a pond and cabin between tracts 2 and 3 totaling 33.88 acres. This parcel has been surveyed off, is owned by a family member, and not part of the sale.
If one person purchases tracts 1 and 2, no survey will be required or provided, the property will be sold based on the current legal description(s). If tracts 1 and 2 sell to different individuals, the seller will pay for any surveys necessary to provide updated legal descriptions and clear title. Advertised acreages for tracts 1 and 2 are estimated to the best of our ability using tax records, GIS and onXhunt (estimates are low compared to the tax records which reflect 93.58 acres for both tracts 1 & 2 combined). All buyers and sellers acknowledge if surveys are required the final acreage amounts for tracts 1 and 2 may adjust up or down. If this happens after bidding has been concluded a price adjustment will be made in accordance with the final acreage. Seller and Buyer will execute a price amendment to reflect the new acreage, and all parties will sign. (Winning Bid Amount Per Acre X Final Surveyed Acreage= New Price Amount).
Tracts 3 and 4 each have their own legal description, no survey will be required or provided. These tracts will be sold based on the current legal description(s). Acreage advertised for these tracts equal the County tax records.
The seller reserves the right to remove any personal property prior to closing. Any personal property items remaining on the property at the time of closing will become the property of the winning bidder.
This is an online only auction. Tracts will be offered individually, and auctioned in order as they are numbered beginning with tract 1, then tract 2, and so on. We will NOT offer an option to combine all tracts at the conclusion of the bidding.

Closing at the Title Company, December 17, 2024.
Each Tract will end with a soft close, meaning that a bid in the final minute will extend bidding by approximately 5 minutes. The time will continue to extend as long as there is active bidding.
Tract 1 will begin ending at approximately 10:00 am.
Tract 2 will begin ending at approximately 10:30 am.
Tract 3 will begin ending at approximately 11:00 am.
Tract 4 will begin ending at approximately 11:30 am.
Bidders will be required to register and sign terms/conditions before bidding on the auction.
Bidders are required to register 24 hours prior to the bid closing date.
The successful high bidder, upon completion of the Real Estate Auction, must complete and sign a purchase agreement, and any seller disclosures provided by the seller, and render (within 10 days) 10% of the purchase price (earnest money) as a non-refundable deposit in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing.
Premier Land & Auction Group, Real Broker, LLC must receive a signed copy of the contract (hand delivered, faxed, scanned and emailed, or electronically signed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
The sellers shall have the right to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays to the closing for such a reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sales are non-contingent; failure to close will result in forfeiture of the earnest money.
Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids.
The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding.
Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer. Seller shall provide an Owner’s Policy of Title Insurance in the amount of the purchase price and shall execute a proper deed conveying the real estate to the buyer.
New Owners will be granted possession of the property at time of closing subject to existing leases as prescribed by Missouri Law.
Premier Land & Auction Group, Real Broker, LLC are exclusive agents of the seller.
Sale shall include all mineral rights owned by the seller if any.
Property is sold based on the legal description.
