It’s not often a farm of this size and quality become available. It’s my privilege to offer the McKerrow Farm, 715+/- contiguous taxed acres of terraced and tiled upland with some creek bottom in Livingston County, located just minutes south of 36 HWY and Chillicothe, MO. Of the total acres, the FSA shows 667.49 are tillable. The farm has been owned by the same family since 1939 and sharecropped with a local family for nearly 40-years (3-generations). Given the opportunity, the farmer would like to continue. It’s obvious the farm has had excellent care under his watch. There is currently no lease agreement in place for the 2022 farm season. A new owner would have the option to farm it himself, continue with the existing farmer, or lease it to a farmer of his choosing. Terrace, tile, and grassways are in excellent condition, and provide good conservation. The County roads are well maintained and offer good access to all parts of the farm. Some of the tillable acres are enrolled in CRP.

Contract One: 165.20 acres (farm 51) enrolled through 2023 at a rate of $122.71 per acre. This was a 10-year contract.

Contract Two: The seller is in the process of re-enrolling 50.99 acres (farm 2272) through 2031 at a rate of $206.78 per acre. This contract is to begin Fall 2021. Note: at the time of listing, the current owner had not signed the contract for re-enrollment.
