One of the biggest mistakes I see land buyers make is assuming they have plenty of time and that the perfect property will eventually come along. While patience is valuable, waiting too long for an ideal piece of land can mean missing out on opportunities, and sometimes, on the very lifestyle you were hoping to create.
I’ve been in this business long enough to see a familiar pattern. Many young couples come to me looking for a small acreage where they can raise their children in the country, away from screens and distractions.
However, in many cases, these same buyers spend years searching for the perfect property. They hesitate, waiting for the right number of acres, the perfect combination of pasture, row crop, a pond and timber, or the ideal home setup. Meanwhile, time moves quickly. Before they know it, their children are grown, and the opportunity to give them that rural upbringing is gone.
The reality is that no property is perfect. Every piece of land has its unique characteristics, some desirable, some that require a bit of vision. The key is recognizing when a property is close enough to your goals and taking action before someone else does.
I’ve seen many buyers walk away from excellent properties because they didn’t check every single box on their wish list. More often than not, those properties sold quickly to someone willing to make a few adjustments. And in the end, that buyer got to enjoy the lifestyle they wanted, while others continued their search, sometimes indefinitely.
If you find a property that meets most of your needs, I encourage you to seriously consider it. The right piece of land isn’t always the one that appears flawless from the start, it’s the one you make your own. Opportunities don’t wait, and time moves faster than we realize.
Now, if you’ll excuse me, I’ve got a few not-quite-perfect but pretty darn great properties to go sell.
