It’s my pleasure to present the Clark/Eaton Family Land Auction. This highly tillable Missouri River Bottom has been in the same family for nearly 50 years and was originally owned by the seller’s Grandfather Orville G. Clark. The same tenant has farmed each tract for 38 years on a 50/50 sharecrop agreement. He would like to continue farming it if given the opportunity. The farm is open for the 2023 farms season so a new owner will have the option to farm it him or herself, or utilize his or her own farmer.

The farm is located in the fertile Missouri River Bottom, 30-minutes east of Kansas City, via HWY 210, in Orrick, MO, .

Levee Protection:
Each Tract is located within the local levee district. 
Copied from the National Levee Database: The Egypt L&D District Tri-County Ray Clay Jack levee system reduces flood risk to approximately 4,800 acres of Missouri River floodplain in Clay and Ray Counties, Missouri. The levee system includes 13 miles of earthen levee along the Missouri River. This levee was not designed or constructed by the U.S. Army Corps of Engineers (USACE). This levee system has two segments that are each owned and operated by separate levee sponsors: the Tri-County of Ray, Clay, and Jackson, MO Levee District Segment and the Egypt Levee and Drainage District Segment.

Auction Terms & Conditions:
Current Farmer and/or seller to have access to harvest the growing crop. 
Current Farmer and/or seller to retain proceeds from the 2022 crop.

Each Tract will end with a soft close, meaning that a bid in the final minutes will extend bidding by approximately 5 minutes.
Tract 1 will begin ending at approximately 11:00 am
Tract 2 will begin ending at approximately 11:30 am
Tract 3 will begin ending at approximately 12 noon
All bids are placed on a per acre basis (your bid times the total acres for each tract). Bidders will be required to register and sign terms/conditions before bidding on the auction.
The successful high bidder for each tract, upon completion of the Real Estate Auction, must complete and sign a purchase agreement and render 10% of the purchase price (earnest money) as a deposit on Real Estate in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing on or before December 21, 2022.
United Country Property Solutions LLC must receive a signed copy of the contract (hand delivered, faxed, or scanned and emailed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
The sellers shall have 24-hours following the final bid to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays the closing for such reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sale is non-contingent; failure to close will result in forfeiture of the earnest money. Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids. The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding. Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer. Seller shall provide an Owner’s Policy of Title Insurance in the amount of the purchase price and shall execute a proper deed conveying the real estate to the buyer. New Owners will be granted possession of the property at time of closing. Sale shall include all mineral rights owned by the seller if any. Property is sold based on the legal description.
