Frame Family Land Auction Tract 4&5A offers 82.39+/- Total Acres, and is a unique property. This tract has Highway 69 frontage on the West side but also has County Road 375 access on the North side. The dead end gravel road leads to the top of the hill to an old existing homesite. The house has considerable age and deterioration but let me tell you, they knew what they were doing when they built it. This location offers some amazing views and overlooks the bottom to the East where you can see for miles. To the West and South there is rolling pasture and a larger pond. This tract offers a large amount of potential row crop opportunity that is currently all pasture. There are some older grain bins on site as well as an old outbuilding. The day we toured this property we found a large deer rub near one of the multiple pond locations. This is a great tract and would make someone an excellent place to build a new home, but this farm has multiple uses and opportunities.

Each Tract will end with a soft close, meaning that a bid in the final minute will extend bidding by approximately 5 minutes.
Tract 1 will begin ending at approximately 11:00 am
Tract 3 will begin ending at approximately 11:30 am
Tract 4 & 5A sold combined will begin ending at approximately 12 noon
Tract 5B will begin ending at approximately 12:30 pm
Tract 6 will begin ending at approximately 1:00 pm

All bids are placed on a per acre basis (your bid times the total acres for each tract). Bidders will be required to register and sign terms/conditions before bidding on the auction.
The successful high bidder for each tract, upon completion of the Real Estate Auction, must complete and sign a purchase agreement and render 10% of the purchase price (earnest money) as a deposit on Real Estate in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing on or before March 23rd, 2022.
United Country Property Solutions LLC must receive a signed copy of the contract (hand delivered, faxed, or scanned and emailed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
The sellers shall have 24-hours following the final bid to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays the closing for such reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sale is non-contingent; failure to close will result in forfeiture of the earnest money. Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids. The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding. Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer.
