Property details:
Tract 3 of 3. This 196+/- acres tract is an absolutely must see for duck and deer hunting. Of the total acres, 138.9 are part of a Wetland Reserve Program (WRP), but not your average WRP farm. Over 65 acres are diked holding pools in the bottom. The huge pools are equipped with tubes that allow water to fill the pools from the Grand River when it reaches flood levels (not out of its banks). Flappers on the tubes hold the water in the pools when the river recedes. The seller said, his friend always kills ducks. It would take a huge budget to recreate this setup. Deer hunting is privately managed (never leased) and only hunted by the owner’s family and a friend. This is an absolutely top-shelf deer hunting farm with a local reputation for holding good stock. The tract offers a couple big ponds, with a freeze proof waterer behind the largest of the two. Location is great, on HWY V, for a hunting lodge or new home. A water meter sits inside the front gate and an electric meter is in place feeding the two largest sheds which measure approximately 48×60 and 48×66. Special notes: the portable corral inside the front gate does not stay as well as most other personal property items, the concrete feed bunks do stay, the deer tower does not stay, there is rural water to the two waterers, and the yard hydrant, but the seller stated each needs a new line run from the meter. Potential buyers should do their own due diligence regarding the WRP easement and responsibilities associated with ownership.

Auction Terms & Conditions:
The live auction will be held at the New Fire & Rescue Banquet Room, 406 South Allen Lane, Jamesport, MO 64648, Friday, April 22, 2022, 10:00 AM. 
If you are unable to attend the live event, we will offer optional simultaneous online bidding.
All bids are placed on a per acre basis (your bid times the total acres for each tract).
Acres depicted in advertising are estimates. On auction day, the bidding, and the final purchase price for each tract will be calculated using updated acres determined by legal survey, to be completed before March 31. 
Bidders will be required to register and sign terms/conditions before bidding on the auction.
The successful high bidder for each tract, upon completion of the Real Estate Auction, must complete and sign a purchase agreement and render 10% of the purchase price (earnest money) as a deposit on Real Estate in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing on or before May 23rd, 2022.
United Country Property Solutions LLC must receive a signed copy of the contract (hand delivered, faxed, or scanned and emailed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays the closing for such reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sale is non-contingent; failure to close will result in forfeiture of the earnest money. Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids. The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding. Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer.
