The farm is located close to St. Joseph, MO with easy access to K Highway and Interstate Loop 229. Soils include Class II Leta silty clay, Class I Haynie silt loam, and Class I Haynie very fine sandy loam.


Directions: 
From K Highway Turn West on County Rd.  392.  Continue and then turn South on County Rd. 394. Farm sits inside the levee on East and West side of road. Levee road can be utilized to view entire farm. 


Bid increments $5.00 per acre.

Owner reserves the right to accept or reject any and all bids.

At the conclusion of the auction, owner shall have 5-days to interview some or all bidders and select a lessee. It’s important to note the highest bidder will be given the most consideration, however the high bidder will not automatically be declared the winning bidder.

This auction has a bidders premium equal to 10% of the first year’s gross rent. The auction company will invoice the selected lessee when the owner notifies us of his selection.

Owner and the selected lessee to be responsible for preparing and executing the lease agreement. Lease term for 225+/- acres to be 3-years, 2023, 2024, 2025. 

Bidding will end with a soft close, meaning that a bid in the final minutes will extend the bidding by approximately 5 minutes.

All bids are placed on a per acre basis (your bid times the advertised acres). Bidders will be required to register and sign terms/conditions before bidding on the auction.
