1031 buyer with $2.5M or more for the right farm. This buyer’s 45 day period to identify expires next Tuesday August 23rd. This would strictly be an investment so he’s looking for something that will offer a good consistent ROI. Quality row crop is preferred but he might consider something with combination row crop & CRP.
1031 buyer with $2.2M. This investor is a previous client of mine. He has until the end of the year to locate a replacement farm. The ideal farm would be income producing row crop. Wil consider an upland farm or bottom farm. Improvements such as terrace & tile would be a plus.
1031 buyer with $1.6M. This buyer’s farm is under contract and he’s actively shopping now. He was out yesterday looking at farms. This is another investor looking for a nice income producer to hold long term. Good opportunity here if you have something you might consider selling and leasing back the tillable acres.
1031 buyer with large budget is selling residential rentals and exchanging for Missouri Land. This buyer gives consideration to every new listing that provides cash flow and will make an offer if the numbers make since. The ideal property would have a farmer already in place.

Preferred Location: Currently in Andrew Co. 100 mile radius
