Active Buyer List – The HOT Sheet

6/13/2021 – Up to $3.2M. Customer to execute 1031 exchange. He has contract on his farm, scheduled to close early August. Seeks to replace with quality farm that is highly tillable. Areas of consideration include all of north Missouri but it would be great to locate something in LINN, Livingston, Adair, or Macon Counties.

6/13/2021 – Up to $3.5M. I had two offers on the same farm last week and the seller had to choose. This left the second offer with money to spend but no farm to spend it on. Like many of my clients, this buyer is looking for a large row crop opportunity.

6/13/2021 – Up to $4.8M. Customer has multiple offers on a very large tract and plans to pull the trigger this year.  I need to locate a quality replacement row crop farm or farms. . This is another 1031 exchange customer with a goal of executing in 2021. We haven’t discussed a specific area, other than MISSOURI.

6/13/2021 – Up to $1.5M. A previous client of mine has a standing offer on his farm in Nebraska. He’s waiting for me to locate a replacement in the $1.5M range. The last farm I helped him purchase is a high quality bottom farm. He’d like something similar. Area of consideration is northern MO but would jump at the opportunity for something in or near Harrison County.

6/13/2021 – Need approximate 120 acres row crop in the DeKalb, Gentry County MO area. This is another 1031 exchange buyer that has an opportunity to sell his farm if I can locate a replacement.

6/13/2021 – I’ve fielded calls and emails from dozens of buyer in the past week on listings that have already sold or are under contract. Too many prospects to list here individually. There’s an enormous number of buyers in the 40 to 160 acre range. Most of them looking for row crop farms or row crop/CRP with some hunting.
